Pond collaborated with Brand Properties to design a dynamic multifamily development located at 5141 Stone Mountain Highway in Gwinnett County, Georgia. Spanning approximately 50 acres, the development comprised 264 apartments, 81 rental townhomes, and 66 build-for-rent single-family homes.
The project included essential amenities such as a dedicated leasing office, two clubhouses with pools, a dog park, and extensive outdoor spaces. Access roadways, alleys, and parking facilities were also integral parts of the project.
Extensive stormwater management measures were implemented, including three above-ground detention ponds, multiple bioretention areas, and permeable pavers.
Pond's services commenced with the rezoning site plan and extended through all stages of civil design, permitting, and construction administration.
Unique design and permitting challenges included a culvert crossing of an existing stream, driveway encroachment permitting with the Georgia Department of Transportation, extensive earthwork modeling to balance the site and minimize impacts to rock formations, and the design of an emergency overflow tank for the downstream county lift station to ensure sanitary sewer capacity certification.
In addition to the civil plans, which were permitted as three separate projects, Pond also assisted with permitting the site's retaining walls and obtaining approvals for all utility as-builts.
