Academic Building Renovation - School for the Deaf - Cave Springs, GA

Pond provided architectural and engineering design services for a multi-phased renovation and improvement project for the Georgia School for the Deaf in Cave Springs, GA. The Georgia School for the Deaf, established in 1846, is a State funded K-12 residential educational facility serving the hearing impaired on a statewide basis. Pond was engaged to analyze and evaluate existing building conditions on a number of the campus buildings to develop a comprehensive needs analysis and cost assessment. The study included the evaluation of roofing systems, windows, mechanical and electrical systems, upgrades to interior finishes, kitchen upgrades, upgrades to fire alarm systems and potential installation of an electronics message board system.

Based on the results of this comprehensive study, GSFIC and the State Department of Education were able to prioritize the most needed and important improvements to create a scope of work that could be accomplished within the stated cost limitation of approximately $1,100,000. The construction had to be performed in phases to allow construction activities to occur either after hours or during school breaks to minimize interruption to the educational process. The final phase of the improvements, window and HVAC replacements, were bid in December 2009 and completed in July 2010. In addition, the December bids for the final phase resulted in savings of approximately $150,000, thus allowing the State to add additional scope of work to several more campus buildings.

The structures required a variety of improvements including:

  • Fire Alarm System Replacement/Upgrades
  • Kitchen Renovation
  • Roof Analysis
  • Roof Repairs
  • Security Gate Installation
  • Boiler Replacement
  • Infrastructure Renovations
  • HVAC & Window Upgrades
