College Hill Country Model Sustainable Village - Macon, GA

Pond led a consultant team to update the City of Macon’s zoning codes in the College Hill Corridor District, comprised of the Intown and Beall’s Hill Historic Districts, necessary to implement many of the concepts identified in the 2009 Master Plan. Project objectives include improving, the zoning regulations and urban design standards within the College Hill Corridor to provide greater flexibility and predictability for both future development and the regulatory process.

The Pond team created new form-based subareas within each Historic District based on placemaking, thus emphasizing form, scale, and integration within the existing fabric, instead of solely use-based. Through a series of community workshops, an updated future land use and zoning map illustrates the subareas, located to promote appropriately scalled new growth while preserving the established single-family homes. Since each Historic District requires unique design and architectural standards. The Team developed a unified Zoning and Design Guidelines Handbook, offering all pertinent information regarding use, development regulations, urban design and architectural standards within an easy-to-read, illustrative document.
